Bluestone, La Trobe Financial, Liberty and Pepper Money offer residential loans using alternative income documents. Their public pricing can help you build a shortlist, but it does not establish which lender will be cheapest for your application.

Below we compare selected published rates, fees and conditions. This is a sample of lenders, not the whole market. Commercial and SMSF loans are excluded.

Before comparing the rates

All rates are per annum. The lenders do not disclose an identical loan amount, LVR band and credit grade for every headline, so these are not matched quotes. A product’s maximum loan-to-value ratio (LVR) does not mean its starting rate applies at that LVR.

The published comparison rates below use a $150,000 secured loan over 25 years. They are indicative examples: your amount, term and charges can change the result, and some costs are excluded. Bluestone’s rates-page footnote also refers to the maximum available interest-only period, although its tables are labelled principal and interest (P&I). Confirm that basis before relying on a cross-lender difference. Bluestone comparison-rate disclosure.

Bluestone flexible income home loans

Bluestone separates its advertised P&I starting rates by purpose:

  • Owner-occupier: 7.29% interest rate; 7.51% comparison rate.
  • Investor: 7.59% interest rate; 7.81% comparison rate.

The flexible-income product pages list loans up to $5 million and a 90% LVR ceiling. These maxima are subject to assessment and are not confirmed starting-rate bands, nor necessarily available together. Interest-only is available for up to five years, with applicable pricing to be confirmed. Owner-occupier product and investor product.

Bluestone’s general self-employed FAQ gives different deposit and loan-size guidance. Confirm the limits for the specific product before relying on its maximums.

Selected disclosed fees:

  • Establishment $599–$999; settlement $199; legal from $400; company/trust assessment $300.
  • Valuation by quote, with the first $400 covered; risk fee up to 3%, depending on LVR.
  • Account fee $15 monthly; discharge $500 plus third-party costs.

The risk fee is added to the loan and calculated before other capitalised fees. Total borrowing including added fees must remain within the applicable LVR limit. The rates page dates its figures to 7 October 2026 and excludes applicable rate loadings. Obtain your exact rate, risk fee and permitted loan amount together. Bluestone rates and fees.

La Trobe Financial residential Lite Doc

La Trobe’s Lite Doc section displays a variable P&I rate of 6.99% and comparison rate of 7.26%, subject to loan amount and borrower risk grade. The 6.79% headline higher on the page belongs to Full Doc.

Lite Doc lists an 80% maximum LVR, a $100,000 minimum loan and up to $5 million at 80% LVR. Larger amounts have lower LVR caps. The page does not publish separate owner-occupier and investor prices. Interest-only can run for five years, with a 0.40 percentage-point loading.

Selected disclosed fees:

  • Application from 0.75%, excluding valuation and legal costs.
  • Risk fee $0.
  • Ongoing and discharge amounts are not specified on the product page; request a current schedule.

The percentage application fee matters when comparing this offer with a flat-dollar fee. Confirm the amount payable, final risk grade and purpose-specific price. These figures were displayed on 19 October 2026; the page did not show a rate-effective date. La Trobe self-employed product details.

Liberty low doc home loans

Liberty advertises rates from 7.24%, with a 7.51% comparison rate. The headline does not identify the exact loan purpose, LVR band or loan-size tier. Interest-only rates are higher than the advertised rate.

The product lists an 85% LVR ceiling and loans of $50,000–$8 million, subject to LVR and postcode restrictions. Terms above 30 years attract a 0.25 percentage-point loading.

Selected disclosed fees:

  • Application and settlement $0.
  • Advertised valuation $0, with possible additional costs for properties above $1.5 million, regional locations or additional securities.
  • Annual fee $295; discharge $395; manual redraw $50.

Other charges can apply. Ask whether any credit-related fee affects your quote. These figures were displayed on 19 October 2026; the page did not show a rate-effective date. Liberty low-doc product and conditions.

Pepper Money Alt Doc

Pepper offers Alt Doc assessment and prices applications using factors including equity, income, credit history, loan purpose and repayment type. A general Pepper home-loan starting rate should not be substituted for a product-specific Alt Doc quote. Pepper Alt Doc details.

A verified, comparable Alt Doc rate is not included here. Obtain a current quote showing the interest and comparison rates, eligible LVR and loan amount, and repayment basis.

Request a complete fee schedule covering establishment/application, valuation, legal, lender-protection or risk charges, monthly administration, any offset fee and discharge costs. Pepper fee categories and variable-loan features.

Which lender should make your shortlist

First confirm which lenders can accept your property, income evidence and credit circumstances. Then ask those lenders to price the same loan amount, purpose, LVR, term and repayment type. Keep any cash-out and capitalised fees consistent.

For an investor, request investment pricing throughout. For an interest-only loan, compare the interest-only period, applicable loading and repayments when P&I begins. Do not carry an owner-occupier P&I headline across to either scenario.

Ask for a personalised Key Facts Sheet and full fee schedule. Compare initial charges, ongoing costs, repayments and the amount still owed when you expect to sell or refinance. If a fee is added to the loan, you will also pay interest on that borrowed fee. A longer term can lower the repayment while increasing total interest. ASIC’s Moneysmart home-loan guide explains how to compare rates, fees and features together.

Use this shortlist to request comparable offers. An unlisted or unverified fee must not be treated as zero.
